On the water heater: You might think about propane. We have an electric water heater, and it works fine, but if you compete in the summer you won't be able to run a roof top A/C and the electric water heater at the same time at most comps.

We have to toggle between water heater and A/C to run on a 15A service, and it is a pain in the A$$, especially when you forget.
